A beautiful character family holiday home, located just a short 15-minute walk to the centre of Rye, East Sussex.

Tollgates is a large, detached, oak-beamed, family-friendly holiday home dating back in parts to 1850 but with all the modern-day comforts we have come to expect from today's holiday rentals. The perfect cottage for friends or extended family gatherings and all within minutes of the town centre of historic Rye. Behind Tollgates are fields and countryside with unobstructed views.

You enter the property into the kitchen, large and modern with ample space for all the guests to sit at the oak farmhouse table. Off the hallway, you have a children’s TV snug, a downstairs shower room, the main lounge with open fire & French doors opening onto the patio. Off the lounge is a large conservatory with further seating and a large dining table and chairs if you wish to dine more formally. French doors lead to the garden and patio.

The garden wraps around the house and is mainly laid to lawn with established flower beds. There is a table tennis table and a children’s wooden Wendy House for guests to use. There is an outside dining table and chairs on the patio just outside the conservatory and a Weber BBQ.

Stairs lead up to the five bedrooms, you have one single bedroom with a 4ft bed, two twin bedrooms with 3ft beds and two double bedrooms, one with an ensuite bathroom. There is a family bathroom on this floor too and in one of the twin rooms, there is an additional handbasin.

Outside there is parking for at least 4 cars on the gravel drive.

For the tennis lovers amongst you, you are a five-minute walk from Rye Lawn Tennis Club and for those interested in golf, Rye Golf Club is a ten-minute drive away.

    We booked this house as a way for our larger family to stay together under one roof for a few days (7 adults & 3 children) The house was simply beautiful and full of romantic charm enjoyed by all 3 generations! The fireplace, Christmas tree and glass conservatory were amongst many favourite features. If you have a car this place is highly recommended. A problem with hot water heater was dealt with well and a partial refund provided without request - perfect hospitality. Thanks Jacqui!

    The town of Rye is lovely with everything you might need for a weekend away including a supermarket, lots of pubs, cafes and independent shops and galleries. The cottage is located a 15 minute walk from the station, the last few minutes are along an unlit road without a pavement but the road is quiet so not much of an issue. The cottage is lovely with plenty of room for 9 guests without it feeling cramped. The decor is tastefully done and the cottage has masses of homely charm unlike lots of holiday rentals. The kitchen is very well equipped with more than enough space, utensils and crockery for 9 people. There is a footpath that runs along the river 50m across a field from the backdoor and the local area has lots of lovely walks. There is nothing that we didn't like or would have changed

    Lovely house, well located in walking distance to rye. Beautiful garden and house. Would definitely recommend! Jacqui was really accommodating and eat to communicate with!

    We loved our stay at the Tollgates. Jacqui was brilliant when we had to change our stay at the last minute because of coronavirus restrictions. The communication throughout was excellent and the Tollgates is a lovely place to stay. Lots of room for the whole family and with a lovely view as well!

    The house was safe and well equipped and the garden and surroundings added to the overall enjoyment of our stay. It is a good place for a family gathering. Some of the furnishings are old and in consequence not in top condition but it is a relaxing and comfortable place to stay.

    This is a delightful house, full of character, in an excellent location. Very comfortable and well equipped - we had a great stay, enjoying the town trail in historic Rye and the brilliant bird life at the harbour nature reserve as well as an autumn walk on the sands at Camber. Highly recommended.

    Beautiful cosy home feel that we just what we wanted! Really easy to walk to rye and all the local amenities. Really well equipped kitchen, with good size table for family meals. Beautiful conservatory again with table, which would be great for breakfasts. The beds were so comfortable and cosy we all slept late! We are definitely coming back

    Fabulous house in an idyllic location. Short walk into the lovely town of Rye, with lots of great places to eat. Great meal in the Globe, just a 5 minute walk away. We loved the log fire, perfect on a winter’s eve. Well equipped kitchen and plenty of parking.

    Positives - Everything! The gardens, the swing, play house - all fantastic. The games and location absolutely beautiful. The history and personal books and items really made it feel special - the old books in the bedrooms, were just gorgeous. All perfectly equipped and clean.     Gorgeous house perfect for family or group gatherings. 15-20min walk into Rye through the field at the back with lots of historic buildings, restaurants and cute shops. The setting is beautiful with uninterrupted views from the garden and conservatory. Would 100% recommend.

    We had a very nice week in Tollgate. The house is a very beautiful, typical English country house. The rooms are very well furnished and there was plenty of space for 9 of us. We particularly enjoyed using the conservatory. The garden is also very beautiful. The communication with Jacqui as host was very friendly and helpful. When we had problems on arrival due to a train strike, she helped us a lot. We were very happy there and we can highly recommend the house.

    Absolutely amazing cottage. Went there for a writing retreat with seven colleagues, we all enjoyed it tremendously. Good for work, leisure, and easy access to town (ten mins to closest pub, 20 to centre of town). Excellent!
